We have a 32in TV/DVD in the LR and 19in TV in the BR, both wall mounted..

This kitchen is great and so convenient, with dishwasher and disposal !  The dishwasher is on the end with the microwave installed  above it and under the cabinets.  The refrigerator is located across the room and professionally enclosed in a cubby hole.  A small kitchen island provides additional storage and a nice prep station.

The bedroom window to the breezeway has been sealed and the wall soundproofed to minimize exterior sound.  Removing the hall wall and installing a pocket door retained privacy while enlarging the bedroom. The BR and hall closets have beautiful frameless mirror doors. Closet maid organizers maximize storage room.

 Our updated bathroom has new Euro fixtures.  An enlarged pocket door also ads convenience for the bathroom and more easily accommodates our guests with disabilities. The washer and dryer is an excellent advertising point for snowbird rentals. 

 

 

 

 

 

 

 

Summer rental guests enjoy it also for washing beach towels, if nothing else.

We normally attract couples only or couples with one child because we provide sleeping for 4 instead of 6.  We have a strong repeat business with several couples who return each season who stayed with us the first time in 2005     The decor is fresh and  pretty, and fits the beach theme.  I think of it as "calming".  We take great care to provide nice quality linens and many amenities so our guests will be happy.  The condo is well maintained and is in excellent condition.  All furnishings, including linens and kitchen items are included in the price of the sale.

This one bedroom, one bath condo is approximately 500 square feet.  Prospective purchasers must honor our current bookings.  We are booked through the first of September.  We also have a 90 day Snowbird reservation that must be honored.  All funds relative to bookings will transfer to the purchaser at closing.  Seller is willing to assist purchaser in servicing the current bookings to ensure the guests are provided the service they are accustomed to. The Dancing Dolphin has an established rental following.

The monthly association fees are $200.  Included is all building, grounds and pool maintenance and management costs.  Buildings are insured "walls out" by the association and includes flood, hazard and liability.  Cable service, water and pest control are included in the association package.  The association is financially sound with an excellent reserve plan and funds.  The buildings were renovated beginning in 2003 with the project being completed in 2005.
